Properly operating fire doors help protect property and save lives in the event of any emergency. Defective, damaged or non-functional fire doors can lead to tragic results and may subject building owners and managers to catastrophic losses and increased legal liability. Recognizing the importance of fire doors in preserving life and property, the National Fire Protection Association recently began requiring annual inspections of all fire door assemblies, including swinging doors and builders’ hardware (NFPA 80, 2007). This change is highly significant to all building owners. Now, just like elevators, sprinkler systems and fire alarms, fire door openings must be inspected by a certified third-party to maintain NFPA compliance. NFPA 80's language in paragraph 5-2.1 requires fire door assemblies to be inspected 'not less than annually, and a written record of the inspection shall be signed and kept for inspection by the AHJ.' This extraordinary building $150 million, 22 story, 500,000 square foot building will be a model for energy-efficiency with its LEED Silver construction.
